How two families usually split it
Each set of parents takes a private room: the king suite and a queen room. Up to four kids share the bunk room downstairs, on the same level as the family room and a full bathroom. The second queen room goes to grandparents, older kids or another couple, as long as the whole group stays within 10 guests.
After dinner, the house divides naturally: kids downstairs with ping pong and games, adults by the wood stove on the main level, and whoever's still standing in the private hot tub, reached by a heated walkway. Our guide to planning a multi-family ski trip has more on why two living spaces matter.
The practical stuff
- Laundry: a washer and dryer, so two families can pack light and still come home with clean clothes.
- Kitchen: stocked for cooking big meals, with a dining table that seats 8.
- Little ones: a high chair, a pack 'n play, a dollhouse and kids' games are already here.
- Remote work: WiFi tested at 459 Mbps, and a desk by the window in the primary bedroom.
- Parking: room for up to 5 cars in the driveway, plus an EV charger.

What families say
Two living spaces, a stocked kitchen, and games galore — families love it here.
Corey brought his family for a reunion and called it the best rental they've ever stayed in. The three-level layout was the highlight — kids had the lower level with the bunk room and TV area, adults had the main floor kitchen and living room, and the bedrooms upstairs gave everyone privacy. The kitchen had everything they needed, right down to local coffee.
Corey S.December 2022 Chelsea's family spanned ages 18 months to 70s and everyone was comfortable. The group spent evenings playing foosball, ping pong, and cards while someone mixed margaritas at the bar. The kitchen handled a full taco night for the whole crew without missing a beat.
Chelsea M.August 2023 Lisa's family loved the game collection — the kids were glued to ping pong and the toy bins while the adults enjoyed the peace and quiet of the main level. She described the home as spacious, spotless, and perfectly located just minutes from downtown Breckenridge.
Lisa R.July 2024 Kimberly called out Blue River by name — close enough to Breckenridge for anything you need but without the crowds. She also used the home as a remote office during her stay and appreciated the small details: humidifiers, extra toiletries, a fully stocked bar, and reliable WiFi.

Group trip questions
- How many people can stay?
- Up to 10 guests, including children. That limit is part of the home's short-term rental license. The sofa bed in the living room is there for flexibility, not extra guests.
- How many cars can we bring?
- Up to 5 cars in the driveway, which is the Town of Blue River's limit. A car is essential here: the nearest bus stop is a steep half-mile walk and is served only on the return trip.
- Does the house work for babies and toddlers?
- Yes. There's a high chair, a pack 'n play, a dollhouse and kids' games. The house has stairs between all three levels, so keep an eye on new walkers.
- Is the house accessible?
- It's spread over three levels with stairs between each floor, and every bedroom is upstairs or downstairs from the main living space. It isn't suitable for guests with significant mobility limitations.
- Can we host a party or event?
- No. Parties and events aren't allowed, and quiet hours run from 9 PM to 8 AM. Blue River is a residential neighborhood, which is a big part of why it's peaceful.
