These Terms & Conditions (“Terms”) govern your use of the Lodestone Retreat website (lodestoneretreat.com) and your booking of the property located in Blue River, Colorado. By making a reservation, you agree to these Terms.

Booking & Payment

  • All reservations are subject to availability and confirmation.
  • The primary guest (the person making the booking) must be at least 25 years of age.
  • Full payment is required at the time of booking unless otherwise specified in the rate plan.
  • Payments are processed securely through Stripe. By providing payment information, you authorize us to charge the total amount shown in your booking confirmation.
  • Pricing displayed on the website is subject to change until a reservation is confirmed. Your confirmed booking price will not change.

Cancellation Policy

Cancellation terms vary by rate plan and are displayed during the booking process before you confirm your reservation. Please review the cancellation policy carefully before completing your booking. In general:

  • Cancellations made within the specified free cancellation window will receive a full refund.
  • Cancellations made after the free cancellation period may be subject to partial or no refund, depending on the rate plan.
  • No-shows will be charged the full reservation amount.

House Rules

By booking, you agree to abide by the following house rules during your stay. Violation of these rules may result in immediate termination of your stay without refund.

  • Maximum occupancy: 10 guests, including children. This limit is set by our rental license and local regulations.
  • Quiet hours:9:00 PM – 8:00 AM. Blue River is a residential community and we respect our neighbors.
  • No smoking: Smoking is prohibited anywhere on the property, including outdoors and on decks.
  • No parties or events: The property is for overnight guests only. No gatherings exceeding the guest count on your reservation.
  • No pets: Pets are not permitted. Service animals are welcome with advance notice. See our FAQ for details.
  • Shoes off indoors: Please remove shoes when entering the home to protect the flooring.
  • Fire pit: Outdoor fire pit use by short-term guests is prohibited per Town of Blue River regulations.

Check-In & Check-Out

  • Check-in: 4:00 PM
  • Check-out: 10:00 AM
  • Detailed check-in instructions, including door codes and property access information, will be sent prior to your arrival.
  • Early check-in or late check-out may be available upon request but is not guaranteed.

Property Care & Damages

  • Guests are expected to treat the property with care and leave it in reasonable condition.
  • You are responsible for any damage to the property, furnishings, or equipment caused during your stay beyond normal wear and tear.
  • Please report any pre-existing damage or maintenance issues promptly so we can address them.
  • A professional cleaning service is provided between stays. Guests are not expected to deep clean but should leave the property in a tidy state (dishes washed, trash in bins, personal items removed).

Assumption of Risk

Lodestone Retreat is located in a mountain environment. By staying at the property, you acknowledge and accept the inherent risks associated with mountain living, including but not limited to:

  • Winter road conditions requiring 4WD or chains
  • Wildlife on or near the property (moose, deer, fox, bears)
  • Altitude-related effects (the property is at approximately 10,000 feet elevation)
  • Hot tub use — guests use the hot tub at their own risk and are responsible for supervising children at all times
  • Wood-burning stove — guests using the stove must follow the safety instructions provided in the house manual

Limitation of Liability

To the maximum extent permitted by law, Lodestone Retreat shall not be liable for any indirect, incidental, or consequential damages arising from your stay, including but not limited to personal injury, property loss, or travel disruptions. Our total liability shall not exceed the amount paid for your reservation.

Short-Term Rental License

Lodestone Retreat is a licensed short-term rental in the Town of Blue River, Colorado. STR License # LR21-000040. We comply with all applicable local, state, and federal regulations governing short-term rentals.

Discount Codes & Promotions

  • Discount codes are subject to availability and may have expiration dates or usage limits.
  • Codes cannot be combined with other offers unless explicitly stated.
  • We reserve the right to modify or discontinue promotions at any time.

Website Use

  • All content on lodestoneretreat.com, including text, images, and design, is the property of Lodestone Retreat and may not be reproduced without permission.
  • We make reasonable efforts to ensure the accuracy of information on this website, including photos, descriptions, and pricing. However, we do not guarantee that all information is error-free at all times.

Governing Law

These Terms are governed by the laws of the State of Colorado. Any disputes arising from these Terms or your stay shall be resolved in the courts of Summit County, Colorado.

Changes to These Terms

We may update these Terms from time to time. Changes will be posted on this page. Your continued use of the website or booking of the property after changes are posted constitutes acceptance of the updated Terms.
